The following Terms and Conditions will apply to your stay with us. They are intended to ensure that your visit is enjoyable and will help to avoid problems that might be caused by any misunderstandings.
You agree to these terms and conditions by completing a booking form. The booking form, once signed by both parties, will be a binding contract between us. The booking form will also set out the rates that you will pay for staying at Beach House over the agreed period of time.

Deposit and Payment
A 20% deposit is required to confirm the booking. This deposit is due and payable within 10 days of you having made a booking. You may make a provisional booking by telephone, but we reserve the right to cancel this if you have not paid the 20% deposit within 10 days of making the booking.
The 80% balance of the agreed cost of your stay is to be paid in full 4 weeks before your arrival date. You may pay either by cheque or bank transfer, unless other arrangements have been agreed with the manager. If you wish to pay by bank transfer, you agree to be responsible for any banking fee or charges.
Your right to stay with us depends on you having paid the 80% balance of the amount due within the time set out above.
You may not sub-let the property or assign your right to stay to anyone else without the manager’s prior permission, which must be in writing.
If for any reason you need to cancel your reservation, you should contact us by telephone as soon as possible, and confirm your cancellation in writing.
In case of cancellation, we will of course attempt to re-let the property, but cannot guarantee that we would be able to find alternative guests. If we are able to re-let the property for the full period of your (cancelled) stay, then you will receive a full refund of all amounts that you have paid to us, less a £25 administration fee that we will retain.
If we are unable to re-let the property, then you will incur the following costs, depending on the timing of your written notice of cancellation:
- Cancellation given prior to 8 weeks before the commencement of your stay: FULL REFUND less a £25 administration fee.
- Cancellation between 8 to 4 weeks before the commencement of your stay: FORFEIT OF THE 20% DEPOSIT
- Cancellation within 4 weeks prior to the commencement of your stay: FORFEIT OF THE FULL RENTAL COST (we retain all amounts you have paid, and have the right to require you to pay any balance of the full cost).
We would advise you to take out holiday insurance to cover the possibility that you might have to cancel your stay, and the costs that we have set out above.
Limitation of Owner’s Liability
Should the property, subsequent to booking, become unavailable through any cause, our liability to you is limited to the repayment of any deposit or rent that you have paid.
The manager or owner of Beach House will not be liable for any accident, damage, loss, injury, expense or inconvenience whether to person or property which you or any other person may suffer or incur, with this limitation applying to the maximum extent permitted by law.
You accept that you are solely responsible for any personal property that you or other guests may bring onto the property. All vehicles are also left at the guests’ risk.
You further agree to indemnify us against any responsibility for any accident or mishap to persons or property while on the premises or while engaged in any activity therein, or from any illness or injury arising from any cause whatsoever, again to the maximum extent permitted by law.
Care of the Property and Loss or Damage
We ask you to take every reasonable care of the items, fixtures, fittings, and contents within the property, and of the property itself. The property is to be left in a clean and tidy condition on departure. We reserve the right to charge you additional amounts if the property is left in a messy and untidy state, beyond what one would reasonably expect.
You are responsible for any loss or damage to any items, fixtures, fittings, appliances or equipment located within or part of the property, and for any loss or damage to the property itself. This applies to all such loss or damage as may occur during your stay, even if accidental, with the exception of matters caused by fair wear and tear. You agree to indemnify the owner for the actual cost of repair, replacement or reinstatement incurred by the owner due to any such loss or damage.
Please report any breakages or damage to the manager, so that we can take the necessary steps to repair or replace the relevant items.
We reserve the right to refuse admission to the property and to require persons to leave if we consider that there is a breach of contract or deem that there is damage to the property, cause of nuisance, or conduct of an offensive manner.
You agree to allow the owner or manager access to the property at all reasonable times.
Arrival and Departure
Changeover day is a Saturday with departure required by 10-00am and entry from 4-00pm (subject to unavoidable delays).
Please contact with the manager no later than 48 hours before the holiday start date to finalize all arrival details, particularly an agreed time of arrival and/or any key collection arrangements.
Please use the blue recycling bin at the back of the house and review the information on recycling that is on display. There is a compost bin in the garden for food waste.
Two well-behaved dogs are welcome at an additional cleaning fee of GBP 10 per week. Dogs are not allowed in bedrooms or on furniture. Please bring your own bedding and dry off dogs before allowing them in the house. Dog owners are responsible for any damage caused by their pet and for removing all dog hairs, etc, before leaving. Any fouling in the garden should be cleared.
Electricity and Heating
Heating is by a thermostatically controlled Heat Exchanger which will keep the whole house comfortably warm, There are also total control storage heaters downstairs and panel heaters in the bedrooms for the colder months if needed. Please be considerate and shut windows and doors when possible.
Beach House is a non-smoking property except outside on the Balcony.
